The results of the 2022 Board of Directors election are as follows:

Immediately following the announcement of elected Directors, a vote was taken by the Board on Officer positions on the Board. The results of that voting process was:

Maintenance Projects
1. Home Painting Project
a. Property management has contacted with Empire Paint and Construction to paint all wood siding, wood trim, and entry doors. The building colors and entry door colors will remain the same as they are now. Along with painting all buildings some wood repairs will be completed prior to painting. The repairs to be done will ensure the surface to be painted will hold the paint and present a good finished look to the paint process. Most of the wood repairs will be at the ground level where the sprinkler system may have impacted the soundness of the trim wood and/or siding. Some few 2nd story repairs may be done so the final coat of paint will look complete.
Wood repairs should start in mid to late November and painting should be complete by mid to late March 2020. The entire process will take 2-3 months to complete.
2. Summer Swimming Season is upon us.
a. After 37 years with the same swimming pool maintenance company the Board has decided that they were no longer capable of keeping our pool clean and usable. In the last three months during the Covid-19 closure they failed to keep the water chemistry at the correct level to the point where mineral deposits from the water stained the bottom and sides of the swimming pool so badly that it looked like the pool was full of algae. They also failed to maintain required Health Department records on site showing water chemistry readings taken at each visit.
The Board has contracted with a new pool maintenance company, Dunbar Pool Service, that will start service on 1 July 2020.
The Board has had the pool drained, acid wash the sides and bottom to remove the mineral deposits, and set up the refilled pool with proper chemistry to meet San Diego County Health requirements.
The swimming pool and spa are open for use as long as users follow the San Diego County Health Department requirements of Covid-19 face coverings and social distancing.
b. Only residents of the Crest HOA are authorized users of the pool and spa facilities. Please ask anyone that is not a resident that is inside the pool fenced area to leave due to liability issues for the entire HOA ownership unless that person is an invited guest of an owner and the owner is with the guest at all times while the guest is inside the fenced pool area. If the owner leaves the fenced pool area then all of their invited guests are required to leave at the same time. This is a requirement of our Rules and Regulations to ensure only authorized users are using the pool and spa which limits the HOA's liability in case of an accident or injury.
Common Area Landscape Projects:
1. Landscape Company. Green Valley Landscaping has been our landscape company for the past year. They have made our grass and shrubs look well groomed and healthy. Any landscape issues should be forwarded in writing to Property Advantage so they can be communicated to the Landscape Company. Green Valley Landscaping employees only perform work authorized by the Property Management Company or the Board of Directors. Individual homeowners should not request services directly from Green Valley Landscape employees while they are onsite.
2. Several individual homeowners have tried to plant new shrubs/flowers in the area around their front doors. This is not allowed by our CCRs or by our Rules and Regulations. When discovered a letter will be sent to the owner asking them to remove the plants prior to the next landscape walk through otherwise the Landscape company will be directed to remove the plants and dispose of them as trash. This restriction applies to trees, flowers, shrubs, pottery, fences, etc., that are placed in the common area by any homeowner.
If an owner wants to decorate their front entry door area, they should use potted plants/shrubs that remain on the owners front door cement pad. Do NOT place anything in the common area.
Recurring Common Area Landscape Maintenance
1. Hedge and Plant Pruning Rotation: Every four weeks plants and hedges around your unit should be detailed/trimmed
Week 1 - Bennington Court
Week 2 - Lenox Lane and Nantucket Lane
Week 3 - Sanford Land and Portland Court
Week 4 - Hillsboro Court and Portland Court
5. Landscape review walk through with the landscape maintenance supervisor occurs on the third Thursday of each month beginning at 9:00 am. Anyone interested in doing the walk-through with the landscape supervisor is welcome to attend.
6. Street and Sidewalk lighting walk through usually occurs about the 15th of each month. If you see a carport light or a sidewalk light that is not working, please report it to the property management company who will report it to the electrical maintenance company.
